692 3rd Ave Redevelopment Project Getting Underway

Preparations are now underway to demolish the old fire hall at 692 3rd Ave. to make way for an exciting new housing development on the City-owned property in the heart of downtown.

This transformative project, being spearheaded by Elk Valley Family Society and New  Commons Development, will bring 44 new rental homes to our community, with a mix of studio, one-, and two-bedroom units designed to support mixed incomes and working individuals and families. At least 30% of units will be offered at below-market rents, helping to address the critical need for affordable housing in Fernie.

In addition to much-needed homes, the development will feature:

  • 700 sq. ft. of new office space for the Elk Valley Family Society
  • 2,250 sq. ft. of additional commercial space for lease
  • 45 parking spaces, including one level of underground parking

Construction is expected to begin this month, with completion targeted in Fall 2027.

What to Expect During Construction

As activity increases on-site, residents should be aware of the following traffic and access impacts:

  • 3rd Ave. (between 6th and 7th St.) will have long-term construction activity, and will be converted to a one-way street (north to south) for the duration of the project
  • 7th St. (between 2nd and 3rd Ave.) will be partially closed, with efforts to maintain two-way traffic where possible, by removing some on-street parking between 2nd and 3rd Ave.
  • Alley access between 2nd Ave and 3rd Ave, and between 6th and 7th Streets, will be restricted at times
  • Full closures of 7th St. and 3rd Ave will occur occasionally for crane operations — advance notice will be provided
  • Initial workwill include relocation of the fire hydrant and water/sewer tie-ins, which may result in short-term road closures and possible service interruptions

In addition, the City-owned lot at 902 2nd Ave. will be used to support the project through construction, with the site fenced for contractor parking, material storage, and prefabrication activities. A temporary 4-way stop is in place to support traffic flow.

The City of Fernie is supporting this project with a long-term lease of this City-owned land, use of 902 2nd Ave. during construction, a permissive tax exemption, access to affordable housing reserve funds, and priority processing of the required permits.  We’re excited to see the project come to life and thank residents for their patience during construction.
