Notice is hereby given that a Public Hearing has been scheduled for MONDAY, JANUARY 14, 2019 at 7:00PM in Council Chambers at Fernie City Hall, located at 501 – 3rd Avenue, Fernie BC so that Council may hear representations from persons who believe their interest in property is affected by a proposed amendment to Zoning Bylaw No. 1750.
PURPOSE: The applicant wishes to rezone their property from R1-Single Family Residential to R1SL - Single Family Residential Small Lot in order to allow for future small-lot subdivision.

PURPOSE: In order for the Zoning and OCP land-use to match a proposed residential subdivision, the applicant has asked to amend the Zoning and Official Community Plan Bylaws as follows:
Bylaw No. 2329 (Zoning):
• An 815 m2portion of the Subject Property and a 363 m2 portion of the Subject Property from: Sub-area OS1 – Open Space → To: Sub-area R1B – Single Detached Plus Residential
• A 2945 m2 portion of the Subject Property, a 484 m2portion of the Subject Property and a 71 m2portion of the Subject Property from: Sub-area R1B – Single Detached Plus Residential → To: Sub-area OS1 – Open Space.
Bylaw No. 2368 (OCP):
• An 815m2 portion of the Subject Property and a 363 m2 portion of the Subject Property from: Natural Open Space → To: Residential
• A 2945m2 portion of the Subject Property, a 484m2portion of the Subject Property and a 71m2 portion of the Subject Property from: Residential → To: Natural Open Space.

PURPOSE: To vary City of Fernie Zoning Bylaw No. 1750, rear-yard setback as set out in section 4.2.2.4 and eave projection as set out in Section 3.8.4(b) of Zoning Bylaw No. 1750 to allow for the construction of a secondary detached dwelling unit.
