Notice of Informal Hearings March 25

Public notice is hereby given that Council for the City of Fernie will consider Development Variance Permit No. 439 for Parastone West Fernie Strata and Development Variance Permit No. 440 for Parastone Montane Strata at the regular meeting to be held on Monday, March 25, 2019 at Council Chambers, City Hall, 501-3rd Avenue, Fernie, BC.

Location: SE Corner of McDonald Avenue & Eckersley Street 
Purpose: In order to maximize the developable area of a proposed bareland strata subdivision, to allow the houses on that bareland strata to have a siting that is consistent with the neighbourhood, and to allow for a required road dedication on the subject property the applicant has requested to vary the bareland strata siting setbacks for exterior property lines as set out in Bylaw No. 1750, Section 3.8.7(a) as follows:
i. From 7.5 metres to 6.0 metres along the north strata property line;
ii. From 7.5 metres to 1.5 metres along the east strata property line;and
iii. From 7.5 metres to 1.5 metres along the west strata property line.

Location: Montane Development - Yirri Drive
Purpose:
 In order to maximize the developable area of a proposed bareland strata subdivision, and to provide access to four proposed strata lots, the applicant has requested to vary the bareland strata siting setbacks for exterior property lines as set out in Bylaw No. 1750, Section 3.8.7(a) as follows:
i. From 7.5 metres to 6.0 metres along the south strata property line;
ii. From 7.5 metres to 6.0 metres along the east strata property line;and
iii. From 7.5 metres to 3.0 metres along the west strata property line.
 

All persons will be given an opportunity to be heard and to present written submissions on this matter.   A copy of the City of Fernie Zoning Bylaw No. 1750, Development Variance Permit application and other relevant documents may be viewed at City Hall, 501 – 3rd Avenue, Fernie, BC during normal business hours of 8:00 AM to 4:00 PM from March 14, 2019 to March 25, 2019 (excluding weekends and statutory holidays)
