Notice of Public Hearings December 10, 2018

Notice is hereby given that a Public Hearing has been scheduled for Monday, December 10th at 7 PM in Council Chambers at 501 3rd Avenue, Fernie, B.C. so that Council may hear representations from persons who believe their interest in property is affected by a proposed amendment to Official Community Plan Bylaw No. 2231 and proposed Heritage Revitalization Agreement Bylaw No. 2366.

PURPOSE: To facilitate the sale of the land and building known as the Lutheran Church, and to facilitate the conversion of the existing building into a single-family residential use, the applicant has requested an amendment to the City of Fernie Official Community Plan (OCP), and the applicant and the City have partnered on a Heritage Revitalization Agreement (HRA).

LOCATION: 691-4th Avenu (Also known as Lutheran Church)

Bylaw No. 2362 (OCP) 

  • Change the land-use designation of the subject property from "Institutional" to "Residential Infill and Intensification"
  • Recognize the heritage value of the building by adding the subject property to Schedule C Heritage Sites of the OCP as a "Building with Heritage Value (Not Registered)"
  • Add language to the OCP under which Heritage Alteration Permits can be issued for approved work under a Heritage Revitalization Agreement 

Bylaw No. 2366 (HRA) - A Heritage Revitalization Agreement (HRA) is a bylaw under which the owner of a property with heritage value agrees to protect and maintain a building or features of the property that have heritage value. In exchange for this protection, the City can grant variances, land-uses, etc. that help the owner to develop that heritage property.
